Illustrated Ozarks creek, pasture, and wooded hills

Life in the Ozarks

Ava sits in Douglas County, in the middle of the Missouri Ozarks. People move here for room, a lower cost of living, and a town that still has a school, a square, and a grocery run. Springfield is a little over an hour away when you want a hospital, a university, or an airport.

The landscape above is an illustration of Ozarks countryside, not a photograph of one particular overlook.

What your money does here

Housing is the reason most relocators come out ahead. Everyday prices are not city prices, and a new house can still be within reach.

Below the national average

A 2026 Salary.com comparison puts Ava about 10 percent below the U.S. cost of living, and about 14 percent below Missouri. Housing in that comparison runs about 24 percent under the national housing figure.

Homes and rent

Census estimates put the typical owner-occupied home in Ava near $148,000, and typical rent near $700 a month. A new 3-bedroom, 2-bath house on Lot 12 Rodeo Drive is listed at $249,995.

A small city budget

About 3,000 people live in Ava. The town has a Walmart, local shops, a seasonal farmers market, and a city park. You are not paying for a metro you do not use.

Land is still available

Acreage, a garden, horses, or a small herd are ordinary goals here. Many county places are on a well and septic. In town, including Lot 12, you can be on city water, sewer, and electric.

Cost figures are published estimates, not a quote for your household. Ask us for current taxes, insurance, and utility numbers on a specific property.

Work, if you are starting over

This is not a boomtown. It is a place where a trade, a remote job, or a small business can carry a family because the overhead is lower.

In and around Ava

  • Ava R-I schools, the courthouse, and local government
  • Clinics, retail, and the everyday businesses on the square
  • Building trades, well and septic work, and home services
  • Cattle, hay, timber, and small farms

A wider region

  • Springfield, about an hour and ten minutes on US-60, for hospitals, Missouri State University, major retail, and Springfield-Branson National Airport
  • Branson’s tourism economy, a day trip west, for hospitality, building, and shops that serve visitors and second homes
  • Remote work, if your job can travel with you and the internet at the house checks out before you buy
  • Room to open a shop or a trade with rent and land costs a city would not allow

The country itself

Mark Twain National Forest is close. So are clear creeks, hardwood hills, and long ridges. This is Missouri Fox Trotter horse country. Summers are warm and humid. Winters are real, and usually milder than the upper Midwest. Spring and fall are the reason people stay.

In town, Ava’s park has playgrounds, trails, tennis, a pool, and disc golf. Downtown is a walkable square. Daily errands do not require a highway.

Schools are local: Ava R-I covers kindergarten through 12th grade.

Plan for these

  • Specialty shopping and a major hospital mean a drive to Springfield.
  • Ask whether a property is on city utilities or a well and septic.
  • Ask about internet on that exact road before you rely on remote work.
  • Selection in town is practical, not endless. Most people like that. Some miss it.
